NYX Hotel opens on Jeffrey Street with 125 rooms and 60 jobs

A new lifestyle hotel has opened in Edinburgh’s Old Town, creating 60 jobs and marking the first Scottish site for the NYX brand.

NYX Hotel Edinburgh welcomed its first guests on 28 July 2026 at 61 Jeffrey Street, EH1 1DH. The 125-room property sits a two-minute walk from Edinburgh Waverley station and close to the Royal Mile. It expands the existing Leonardo Royal Hotel site and forms the group’s fifth hotel in the city.

The opening comes days before the start of the Edinburgh Festival Fringe, when visitor numbers rise sharply.

What the hotel offers

Rooms feature DREAM beds, mood lighting and Nespresso machines. The hotel is air-conditioned throughout, non-smoking, and has free unlimited Wi-Fi, a gym, 24-hour reception and room service.

Clash Bar and Restaurant occupies the first floor. It has industrial-chic interiors with bold patterned walls, serves signature cocktails and an all-day menu, and runs weekly DJ sessions.

Breakfast is a buffet (weekdays 6:30–10:30am, weekends and public holidays 7–11am). The restaurant and bar operate from midday to 9:30pm.

Check-in is from 3pm and check-out is by 11am. Nearby parking is available at the APCOA Waverley Station car park on New Street, with a 20% discount for NYX guests.

Rates for stays arriving from 24 July 2026 (booked on or after 1 October 2025) include the city’s new 5% visitor levy on the accommodation cost for the first five nights.

Investment and jobs

Leonardo Hotels UK & Ireland describes the project as a £60 million investment that transformed and expanded the existing site. Managing director Jason Carruthers called it the group’s first NYX hotel in Scotland and its fifth property in Edinburgh.

Hotel manager Simone Villari said the location sits where Scottish character meets contemporary design. The brand already operates in cities including Berlin, Dublin, Ibiza and London.

The development creates 60 new jobs in the city centre.

Location and access

Jeffrey Street runs between the Old Town and the area around Waverley. Guests can walk to the Royal Mile in minutes. Closest tram stops are Princes Street and St Andrew Square. Airlink 100 and other bus services stop nearby on Waverley Bridge and South Bridge.
